AUST – HENDRY building surveyors advise designers, property developers and builders to be sure building permit/ construction certificate/ building approval documents remain consistent with planning permits/ approvals. Building surveyors checking documents for a building permit/ approval are required to ensure the building permit documentation complies with the planning permit/ development approval in particular the endorsed plans issued by an authority.
However, there is often a degree of doubt amongst designers and the project co-ordinators about who is responsible for ensuring that the building permit complies with the endorsed planning permit/ development approval drawings.
The general consensus is that building surveyors have a low tolerance to proposed building permit plans that depart from planning permit endorsed drawings. Changes can occur due to the technical requirements of the Building Code of Australia (BCA). Significant delays can be expected if an inconsistency is noted as the building surveyor will require the plans to be either re-endorsed or building permit documents amended to coincide with the planning permit.
A prudent approach is to program in sufficient time to have proposed building permit plans co-ordinated with planning permit endorsed plans prior to submission for a building permit/ approval.
