AUST – HENDRY building surveyors raise the question under the Building Code of Australia (BCA), ‘How are exits treated for plant rooms at different levels within a storey (roof top plant room)?’

Building Code of Australia: Clause – Explanation

The plant room storey in a building over 25m in effective height must have two exits which can be accessed via roof top open space via exit doors from the plant or by direct egress into the stairs when within the plant room. An upper level lift motor room for example can be part of the main plant room allowing access to be via the following means: <100m² – ladder to AS 1657. •100m² – 200m² – a ladder and a compliant stairway. A ladder can form part of a required fire stair and can discharge into a storey where egress is provided. A stairway to AS 1657 could also be used.
