AUST – The Building Code of Australia nominates fire doors as essential safety measures in Part I1 Equipment and Safety Installations. Various state regulations nominate fire door inspections to be performed under AS 18512005 ‘Maintenance of fire protection systems and equipment’.

During the course of performing fire door inspections, our essential safety measures assessors view typical ‘critical’ defects to fire doors which occur frequently in our clients’ buildings. The following is a snapshot of typical defects in fire doors in a couple of buildings.

C: Margin at bottom of fire door is exceeded. Fire door is badly damaged and the core of the fire door is exposed.A: Replace fire door with a new approved fire door assemble.
C: No identification tag fitted to fire door.A: Fire door manufacturer is to provide identification tags.
C: Fire door frame is severely damaged and distorted.A: Replace fire door frame and consider installing a bollard to prevent vehicle collisions.
C: No signage installed on fire door.A: Install signage to fire door on accordance with BCA.
C: Bolts through fire door.A: Check manufacturer’s schedule on bolts/ fixtures allowed through fire door, if not allowed then remove and repair with appropriate materials.
C: Metal/ steel cladding fitted to fire door.A: Check manufacturer’s schedule/ test report on steel cladding if allowed on fire door. Remove if not.

Permanent maintenance records for fire door inspections may need to be kept in accordance with AS1851.7 ‘Maintenance of fire protection equipment’. Fire-resistant doorsets information is usually provided in a fire doors logbook format. Maintenance records under various state essential safety measure regulations will dictate whether this provision is a statutory function under the regulation. Some States may nominate AS 1905.1 as the ongoing Standard for fire doors compliance. We strongly suggest you keep fire door inspections records under AS 1851 to protect all parties’ interests relative to fire doors. Most States will nominate fire doors as an essential safety measure where all fire door inspections verification and maintenance will form part of the Annual Essential Safety Measures Report / Annual Fire Safety Statement.
