Carpark Mechanical Ventilation

The Building Code of Australia requires a carpark mechanical ventilation system to be installed in buildings under clause F4.11 Carparks Part 4 Light and Ventilation. The mechanical system must comply with AS 1668.2-2002 The use of ventilation and air-conditioning in buildings – Ventilation design for indoor air containment control. Many older buildings have a mechanical exhaust system (carpark mechanical ventilation) installed in carparks that don’t have sufficient natural ventilation, these also require a testing and maintenance regime to be applied.

A carpark mechanical ventilation system is installed in a story of a building to avoid the dangers of carbon monoxide poisoning under a building permit.

Clause I1.2 of the BCA requires carpark mechanical ventilation systems to be maintained in accordance with AS/NZS 3666.2-2002 Air-handling and water systems of buildings – Microbial control – Operation and maintenance.

Essential Safety Measures Audit – Carpark Mechanical Ventilation

An essential safety measures auditor must view the building surveyor’s/ building certifier’s essential safety measures schedule/ determination to assess whether there are any conditions for the maintenance of carpark mechanical ventilation to ensure fire safety compliance. In any case the auditor must be aware of the testing and maintenance required under AS/NZS 36662-2002, check the carpark mechanical ventilation contractors logbook on site and post the results in the building’s essential safety measures logbook to allow for signing the Annual Statement, Annual Certificate of Compliance, Annual Fire Safety Statement, Annual Maintenance Statement and Annual Occupiers Statement.
