QLD – HENDRY building certifiers advise that to expedite the construction of a building an applicant can apply to the building certifier for a building approval for a stage of building work. This type of building approval documentation (full compliance with the building regulations (Building Code of Australia) for a full building approval is lodged with the building certifier.
The Building Act 1975 in section 70 states:
(1) This section applies if – a) supporting documents for a building development application are in the form of engineer’s drawings or other engineering details; and b) the drawings or details were not included with the application; and c) the application is approved (2) Work on any footings for the building work must not start until the drawings and details for the footings have been approved by the building certifier.
(3) A stage of the building work must not be started until the drawings and details for the stage have been approved by the building certifier.
Certifiers may also be restricted on issuing a staged approval if other authority approval are required or there is not enough design documentation to clearly delineate each stage.
