AUST – Essential Property Services advises that the Building Code of Australia (BCA) nominates the type and location of fire doors to be installed in buildings in Australia under Part C3 ‘Protection of Openings’. Fire doors are required to be installed by the BCA to AS 1905.1-2005 ‘Components for the protection of openings in fire resistant walls: Fire-resistant doorsets’. Fire door inpections are required to be approved by a Building Surveyor under various state legislation prior to usage of the fire doors in a building.
Maintenance – AS 1851-2005 – The lack of
Most states essential safety measures regulations require fire doors to be maintained to a level of operation including their required outcome in a fire situation. The standard nominated for maintenance and fire door inspections is AS1851-2005 ‘Maintenance of fire protection systems and equipment’.

During some of these fire door inspections we see first hand the apparent apathy of some building owners, property managers and even occupiers themselves towards other occupiers’ life safety.
The following are just a few snapshots from our fire door inspections on why some fire doors are not able to automatically close as required by AS 1905.1 and AS 1851-2005. A number of states’ regulations apply penalties via Notices or Orders for each of the fire doors shown below.
